What time is Check-in?
Check-in time is 3pm or after. Please let us know if you plan on arriving after 9pm, so that we can make arrangements.
Check-out time?10:00 AM.
If available, a late check-out (3 PM) may be requested. Check-out after 3 PM will incur an additional night charge.
Check-out procedures:
Prior to checkout, please wash & put away all dishes & take your trash/recycling to the provided dumpsters (spring/summer/fall). Please leave towels in your cabin. Door UNLOCKED w Key IN lock. And PLEASE stop to say good-bye!
Rates & Occupancy:
Base Cabin rate: is for two people in the one-bedroom, and 5-6 people in the two-bedroom cabins; Rates are subject to change without notice. Additional People: For each extra person add $10 per night.
Minimum Stay: A 2-night minimum stay is required for most reservations. A 4-night minimum stay is required for pre-booking prior to seasons.
Quiet Hours:
10:00PM to 8:00 AM daily.
Are there BBQ grills/fire pits available?
Yes, we do have a propane grill, and a firepit available for guest use (fire restrictions permitting).
Are there TVs in the cabins?
There are TV's with streaming services in our Pearl Hart Lodge and Yampa Blue Tiny Home Cabins. There is a big-screen tv with a library of movies available in the saloon. We've found that the majority of our guests spend most of their time with activities around the ranch and surrounding area, and they appreciate being able to get away from the normal world for a bit.
Is there wifi?
We have fiber optic broadband internet at the ranch. You can stream tv/movies in our Pearl Hart Lodge and Yampa Blue Tiny Home and also in the community area. The Evergreen Cabin also gets fairly good reception dependent on how many people are using the internet. If you'd like to stay "unplugged" during your vacation, The Riverside or Aspen Cabin are good options for you!
How far away from Steamboat is the Ranch?
We're about 20 miles north of Steamboat Springs. It takes about 30 minutes on dry roads, and closer to 40 minutes if the roads conditions are snowy. We're close enough that activities in the town are easily accessible, but far enough away to feel like you're really in the mountains.
You have a saloon?
Yes, but our saloon is currently not serving or selling alcohol and acts as our "community area"... SO, If you need to pick something up before you arrive, there is a liquor store in the local Clark Store three miles from the ranch, the closest resource.

What is your Deposit policy?
A deposit of 50% of the reservation total is due at the time of booking any cabins, activities, or events. The remaining balance will be due upon arrival, although Hunting and holiday reservations require the remaining 50% deposit be paid in full 30 days prior to your arrival date.
What is your cancellation policy?
Cancellation and Changes Policy: We understand that things change. We will gladly accommodate needs here. For any Cancellations or Date Changes we charge a $30 processing fee.
If a reservation is cancelled more than 45 days prior to the arrival date, the deposit less the $30 processing fee will be refunded. If cancelled less than 45 days prior to the arrival date, your deposit will be refunded to the extent the cabin is re-rented, less the processing fee.
Guests are responsible for payment of all nights reserved regardless of early departure or late arrival.
Weather cannot be used as reason for cancellation, it is part of the event. Our weather can change frequently; from November to March you must be prepared for winter driving conditions.
Pet Policy:
A one-time, $50.00 non-refundable/per pet fee will be applied with your rental if you'd like to bring your pup. Please keep your dogs on leash around the cabins, unless approved by owner, and clean up after your dog. No dogs on the furniture and please do not leave your dog in the cabin unattended. If you do have to leave, please bring a crate for your pup. Thanks for being responsible pet owners.
What is your smoking policy?
Smoking of any kind is not allowed inside or within 20 feet of any building on the property, including the hot tub. A $200 cleaning fee will be charged for smoking in a cabin or the Lodge.
Policy: ATV/UTV (dirt bikes, 4-wheelers, side-by-sides, etc.) AND Snowmobile:
ATV/UTVs and Snowmobiles are not to be ridden on Elk River Guest Ranch property and shall remain on your trailer. Guests should trailer ATV/UTVs or snowmobiles to the local trailhead parking that is appropriate. See Activities Tab.
How does the ranch run "short -term" rental in Clark?
We have been licensed with Routt County with a special use permit for our cabins under permit #PL-20-177
